Design + Build

One team, start to finish.

Most builders hand off between designer, architect, GC, and subs. Something always gets lost. We keep everything under one roof. The people who design your home are the people who build it. That means fewer surprises, faster decisions, and a house that actually matches what you imagined.

Phase 01

The Conversation

We sit down at your kitchen table, on site, or over coffee and listen. What do you want this home to feel like? How do you live? What's the land telling us? No sales pitch, no pressure. Just questions and honest answers.

1–2 weeks
Phase 02

Design & Planning

Floor plans, elevations, material selections, all developed collaboratively. You see everything evolve in real time. We don't disappear for weeks and come back with a finished drawing. It's a conversation, not a reveal.

4–8 weeks
Phase 03

Permitting & Pre-Construction

We handle all permits, engineering, and pre-construction logistics. You sign off on the final budget and timeline before a single shovel hits dirt. No ambiguity about what you're paying for.

3–6 weeks
Phase 04

Construction

This is where it gets real. You'll see your home go from slab to standing. We're on site daily, not managing from behind a desk. Regular updates, regular walkthroughs, no guessing what's happening behind the drywall.

6–12 months
Phase 05

Final Walkthrough & Delivery

Before we hand over keys, we walk every inch together. If something isn't right, we fix it. Period. This is your home, and it has to meet your standard and ours before it's finished.

We're Still Here

A year later, five years later, if something needs attention, you call us. We don't vanish after closing. Our name is on the house, and we stand behind it.

What to expect.

Direct communication

You talk to Andrew and Peter. Not a project manager, not an assistant. The people making decisions on your build are the people you have on speed dial.

Transparent budgeting

You see every line item. No hidden allowances, no vague "contingency" buckets that inflate after signing. If something changes, you know before we proceed.

Weekly updates

Photos, progress notes, and what's coming next, every week without fail. You should never have to wonder where your build stands.

No change-order games

Changes happen. That's building. But we don't use them as profit centers. Every change is priced at cost plus our standard margin, documented and approved before work starts.

Common Questions

Before you ask.

How long does a custom build typically take? +
From first conversation to move-in, most of our custom builds take 10–16 months total. That includes design, permitting, and construction. Timelines vary based on size, complexity, and permitting in your area, and we'll give you a realistic range early on, not an optimistic guess.
Do I need to own land before we talk? +
No. Some of our best builds started with a conversation before our clients even had a lot. We can help evaluate land, talk about what builds well where, and make sure you're buying a site that works for what you want to build.
What's your price range per square foot? +
It depends heavily on finishes, complexity, and site conditions. We'd rather give you an honest number after understanding your project than throw out a range that doesn't mean anything. That said, we're not the cheapest and we're not trying to be.
Do you build outside Austin? +
We build in Austin, the DFW metroplex, and select areas of Central Texas. If you're outside those areas but still want to work with us, reach out. We'll let you know if it's feasible.
Can I bring my own architect? +
Absolutely. Our design-build model works best as a package, but if you already have plans or an architect you love, we're happy to build from existing designs. We'll review them for buildability and cost before breaking ground.
